This will make it easier and more affordable for homeowners to refinance. These loans are available on your primary residence with a loan-to-value ratio of 70% and a FICO score above 720. Foreclosure, will I lose my home?

Delaware Foreclosure timeline. Usually, after three or four months of not making a mortgage payment the mortgage company will send out collection letters and then an acceleration warning. Loss Mitigation could be available. Loss Mitigation is when the lender will work with the homeowner to negotiate the mortgage terms to keep the property from going into foreclosure. Some examples are short sale, deed in lieu of foreclosure,  possibile restructuring the mortgage. Otherwise, loan is referred to an attorney and a complaint is filed within 30 days. The Mortgagor (borrower) must appear in court to state why their home should not go to foreclosure. The court then decides if the mortgagor is in default.   If ruled in default an appraisal will be done to determine the value of the home and a sale date is set and the property is advertised, all within three months of the court ruling.   Mortgagor will receive notice within ten days of the sale. The sale date is when the property goes to Sheriff sale. The Sheriff sale usually happens by the time the mortgagor is in arrears approximately eight months. After the sale is final the transfer of ownership is completed in 30 -90 days and then the mortgagor is given notice by the Sheriff that they have 10 - 14 days to vacate the home.
